Conventional Loans: We offer a variety of conventional loans. We can do a 15, 20, 30 or 40 year fixed loan and we also offer several adjustable rate loan programs. A conventional loan is the most common of home loans. Typically they are for owner-occupied purchases or refinances but we can also do loans for investment properties under this loan program.
Federal Housing Administration Loans (FHA): FHA loans are fast becoming one of the best options for a wide variety of home buyers. This loan programs can go up to 97% of the purchase price on a purchase and up to 95% of the value on a refinance. This means either less of a down payment from you or more cash out on a refinance. Interest rates and mortgage insurance are extremely competitive under this loan program. This program also offers people with “less than perfect” credit a great option for home ownership. Another great feature of an FHA loan is the fact that the 3% down payment can be a gift from a family member.
Idaho Housing Association Loans (IHA): IHA loans are a great option for home buyers here in Idaho. IHA loans go up to 97% of the purchase price, which means less of a down payment from you. They also offer several different options for down payment assistance.
Rural Development Loans (RD): RD loans are tailored for more rural communities such as Rigby, Rexburg, Blackfoot, Shelley, Firth, etc. This program does not have a minimum credit score requirement, which makes it a great option for people with “less than perfect” credit. RD does NOT require a down payment (which means they go up to 100% loan to value) and does not require monthly mortgage insurance, which makes for a more affordable payment.
